Boston Real Estate Has Changed. Have Your Expectations?

Four forces are shaping Greater Boston real estate, and they're creating a market that looks very different from what buyers and sellers have grown accustomed to.

After more than 20 years selling real estate in Boston, here's our perspective:

This isn't necessarily a seller's market anymore. But that doesn't mean it's a bad market. It means you need a better strategy.

And for those who understand what's happening, there are real opportunities.

Four Forces Shaping Today's Market

  1. Higher Mortgage Rates

Borrowing costs continue to challenge affordability. Buyers are more payment-conscious, more selective, and less willing to stretch financially than they were just a few years ago.

  1. Economic Uncertainty

Concerns about employment, inflation, and the cost of living are affecting consumer confidence. Even financially qualified buyers are taking longer to make decisions, and some are choosing to wait.

  1. The Midterm Elections

With Election Day approaching on November 3, political uncertainty is adding another reason for some buyers and sellers to hesitate.

But here's an important distinction: elections can influence confidence without fundamentally changing property values overnight.

Research from CBRE examining past election cycles suggests that real estate performance is driven more consistently by economic fundamentals, financing costs, and local supply and demand than by election results alone.

Congressional decisions on housing policy and funding can certainly have longer-term consequences. But November 4 won't suddenly reset mortgage rates, affordability, or Boston's housing inventory.

  1. A Growing Divide in Housing Inventory

This is perhaps the most important local trend.

Condominium inventory is increasing in several Boston neighborhoods, giving buyers more choices. Meanwhile, single-family homes remain relatively scarce in many desirable locations.

We're not operating in one Boston real estate market. We're operating in multiple markets, each with its own supply, demand, and negotiating dynamics.

The Numbers Tell the Story: The Market Is Shifting

Our team has been analyzing condominium inventory and absorption rates across Greater Boston, and the latest numbers reveal a changing market.

According to MLS PIN data as of October 21, 2026:

Jamaica Plain (02130)

Dorchester (All Neighborhoods)

Active Listings

87

114

Inventory Change vs. 2025

+26%

+14%

Months of Inventory

3.81

4.85

Months of Inventory in 2025

2.98

4.35

In Jamaica Plain, condominium inventory has increased 26% year over year, while the average sale price has risen just 1.2% year to date.

In Dorchester, active listings are averaging 72 days on market, compared with 61 days last year.

These are meaningful changes.

Neither market has crossed the traditional six-month threshold often associated with a buyer's market. But both have more inventory than a year ago, and sellers face increased competition.

The takeaway? Buyers have more choices, sellers need more realistic expectations, and pricing strategy matters more than ever.

Buyers: Your Opportunity May Be Right Now

For years, Boston buyers faced bidding wars, waived contingencies, and intense competition.

Today, certain segments of the market offer something we haven't consistently seen in years: negotiating leverage.

Some sellers are relocating. Others have already purchased another property, are carrying substantial expenses, or simply need to move on.

When sellers have a genuine reason to sell and fewer buyers are competing, opportunities emerge.

That might mean negotiating a better purchase price, favorable contingencies, repairs, or seller concessions.

But not every listing is an opportunity, and not every price reduction represents value.

The advantage belongs to buyers who understand which properties are overpriced, which sellers are motivated, and where the numbers actually make sense.

If you're financially prepared to buy, waiting for perfect market conditions could mean overlooking an opportunity that's already in front of you.

Sellers: Yesterday's Pricing Strategy May Cost You in Today's Market

This is one of the most important conversations we're having with sellers right now.

Your home may be beautifully renovated. You may have invested substantially in improvements. Your neighbor may have sold for a record price two years ago.

But today's buyers are comparing your property against the alternatives available to them right now.

And in many segments of the condominium market, those alternatives are increasing.

Overpricing can be costly. Properties that sit too long lose momentum, accumulate days on market, and can ultimately require larger reductions than if they'd been positioned correctly from the beginning.

This doesn't mean giving your home away.

It means understanding your competition, pricing strategically, presenting your property exceptionally well, and executing a marketing plan designed for today's buyers.

The goal isn't to win the listing with the highest suggested asking price. It's to sell the property for the strongest price the market will support.

Those are two very different things.

Experience Matters. Honesty Matters More.

Our team has navigated Boston real estate through recessions, financial crises, changing interest-rate environments, and multiple political cycles.

One lesson has remained constant:

The advice you need isn't always the advice you want to hear.

Sometimes that means telling a buyer to walk away from a property.

Sometimes it means telling a seller their pricing expectations are unrealistic.

Sometimes it means recommending a significant price adjustment, even when that conversation is uncomfortable.

And sometimes it means advising a client that the smartest move is to do nothing.

An experienced real estate advisor should be willing to have those conversations, not simply agree with you to win your business.

At Mission Realty Advisors, that's the standard we hold ourselves to.

Our responsibility isn't to tell clients what they want to hear. It's to provide the market knowledge, experience, and honest perspective they need to make informed decisions.

Before You Buy, Sell, or Decide to Wait, Let's Talk.

The election will come and go. Mortgage rates will fluctuate. Inventory will rise and fall.

But your next real estate decision deserves more than a prediction about what might happen.

Thinking about selling? Reply to this email with your property address. We'll provide a candid assessment of your home's competitive position, current market conditions, and the pricing strategy we'd recommend.

Thinking about buying? Tell us your preferred neighborhood and price range. We'll help identify where inventory, pricing, and seller motivation may be creating opportunities.

Whether the right move is to buy, sell, negotiate, reposition, or wait, we'll tell you what we genuinely believe.

No pressure. No inflated promises. No telling you what you want to hear. Just honest advice backed by experience and real market data.

Because in a changing market, who you work with matters more than ever.
