Same City, Different Real Estate Market?

You want to make a move. You just don’t want to regret it.

If you’re buying, you may be watching listings and wondering whether waiting will put you in a better position. If you’re selling, you may be thinking, “I’m willing to be realistic. But I’m not giving it away.”

Both reactions make sense. But the answer depends partly on where you’re looking, and even within one neighborhood, what kind of home you’re buying or selling.

Recent MLS data across Boston’s neighborhoods, Cambridge, Brookline and Somerville shows why a citywide headline can miss the details that matter to your next move.

Brighton and Charlestown show different condo trends

In Brighton, median time on market for condos sold year to date rose from 20 to 38 days. That longer selling timeline gives buyers a reason to revisit listings they may have passed over and ask how the asking price compares with recent sales.

In Charlestown, median time on market for sold condos moved from 19 to 18 days, while the median sale-to-original-asking-price ratio held at 100%.

Charlestown’s figures changed little from last year. They don’t establish that buyers need to act faster or that bidding wars are widespread. They do show a different pattern from Brighton’s longer selling timeline. For sellers, Brighton’s slowdown is not, by itself, a reason to change a Charlestown condo’s price.

In Jamaica Plain property type changes the picture

In Jamaica Plain, condo inventory increased 36% compared with the same date last year. Meanwhile, year-to-date single-family sales increased 10%, and median time on market for sold single-family homes fell from 20 to 17 days.

More available condos and a shorter selling timeline for sold single-family homes can coexist in the same neighborhood. A Jamaica Plain condo seller should look closely at competing condos; a single-family buyer shouldn’t assume that more condo inventory means more negotiating room on a house.

What these differences mean for your next move

For buyers, Brighton’s longer condo selling timeline may open a conversation about price, closing costs or timing. It doesn’t mean every listing is negotiable. In Charlestown, a median sale at the original asking price is a useful reference point, but it doesn’t tell you how much competition an individual home faced.

For sellers, these comparisons help frame a more specific pricing conversation. A Brighton condo, a Charlestown condo and a Jamaica Plain single-family home shouldn’t share a strategy simply because they’re all in Boston.

Before recommending a change, we look at the closest competing listings, recent sales and showing feedback. Parking, outdoor space, condition, layout and monthly costs help explain why one property may attract interest while another sits.
